Commercial and residential HVAC calls for brass balancing valves, pressure-reducing valves, actuated zone valves and PPR/PEX pipework — mechanical, plumbing and sealing scope that usually sits across three different suppliers. One consolidated order covers the full tender line, with the dezincification resistance and BMS integration a modern building spec actually asks for.
Each requirement below drives a specific material, design or documentation choice — miss any and the item fails inspection, or fails in service.
A heating or chilled-water loop that is not hydraulically balanced starves distant risers while over-delivering to the nearest one — the symptom buildings call "some rooms are always cold." Balancing valves need a published Kv/Cv curve and a lockable preset, not just an on/off rating.
Kv / Cv curve · Lockable presetStandard brass (CZ121-type, high zinc content) dezincifies in demineralised water, ammonia-treated loops, or aggressive mains water — the valve looks fine until the zinc leaches out and it fails under pressure. DZR (dezincification-resistant) brass grades (CW602N) are specified wherever the water chemistry is uncertain.
DZR brass CW602NModern buildings expect zone valves to answer to the BMS — 0–10V, on/off 24V or Modbus, not a hand wheel. Actuator voltage, signal type and fail-safe position (open/closed on power loss) have to match the controls spec, which is usually written by a different contractor than the one buying the valve.
0–10V · 24V · ModbusClosed-loop heating and chilled-water systems cycle −10°C to 120°C daily for years. PPR and PEX pipework rated PN16–PN25 and brass valves rated to the same envelope need matched thermal expansion behaviour, or the joint that was tight at commissioning leaks within two heating seasons.
PN16–25 · −10..120°CFeed the working condition into the selector below and the bundle in the next section is what a compliant spec resolves to.
DZR brass balancing valves hold the Kv curve and lockable preset that hydraulic balancing requires, in a material that survives uncertain water chemistry over the building's service life.
Pressure-reducing valves protect downstream fittings and terminal units from mains pressure spikes — cheap insurance against a far more expensive radiator or fan-coil failure.
Actuated zone valves let each zone answer to the BMS independently; modulating (0–10V) control gives finer comfort control than simple on/off at a modest cost premium.
PPR/PEX pipework rated to the loop's full thermal and pressure envelope avoids the joint-creep failures that show up two heating seasons after a cheaper-rated pipe was installed.

A facilities contractor retrofitting heating risers across a multi-building commercial site needed balancing valves, PRVs and BMS-ready zone valves matched to an existing Modbus controls network.
Scope: DZR brass balancing valves on every riser for re-commissioning hydraulic balance, brass PRVs at each building inlet, and 0–10V modulating zone valves wired into the existing BMS without a protocol gateway.
Valves, actuators and matched PPR/PEX fittings were consolidated into phased deliveries aligned to the retrofit schedule across the site's buildings, with WRAS and DZR documentation supplied for the client's M&E consultant sign-off.
